The Garrett Companies is seeking a dynamic Area Manager to lead high-performing teams across our multifamily portfolio. This role reports to the Regional Manager, and is responsible for driving operational excellence, optimizing revenue, and ensuring top-tier resident experiences. The ideal candidate will bring strong leadership, strategic thinking, and a results-driven mindset to maximize asset performance through leasing, marketing, budget management, and compliance. Area Managers mentor and develop onsite teams, uphold company culture and values, and maintain asset integrity with a sharp eye for detail. This role also involves contributing to special projects, embracing innovation, and leveraging technology to support financial and operational goals across assigned communities.
 
Major Objectives
  • Area Managers are responsible for training and leading teams of high performers to think strategically, innovate and act decisively to achieve desired results within the Garrett Residential multifamily portfolio.
  • Area Managers demonstrate strong leadership skills to hold self and others accountable to clearly defined and measurable results such as meeting budgeted financial and occupancy goals, maximizing revenue through best practices and executing expense control that preserves and increases the value of the assets.
  • Area Managers lead by example to attract, guide, develop and mentor high-performing teams.
  • Area Managers are responsible for promoting and acting in accordance with Garrett Residential values to ensure our culture of workplace excellence is experienced by all team members.
  • Area Managers must have a keen eye for attention to detail in all areas of their job, including the appearance of the asset, project management organization and reporting/documentation.
Specific Duties & Responsibilities
  • Collaborate and gather resources to improve and impact revenue, marketing strategies, leasing efforts, occupancy, curb appeal and resident retention.
  • Provide strategic, thoughtful recommendations (i.e. determine appropriate timing on pricing recommendations for new lease and renewal rates based on occupancy, competitive market pricing, preleased status and historical patterns) to maximize asset results.
  • Ability to determine an individual schedule recommendation based on best use of time and project priorities.
  • Demonstrate strong sales skills to both internal and external customers.
  • Compile, evaluate, and analyze data to manage community budgets and adjust based on progress toward objectives and company goals.
  • Ensure consistent on-site management and staff compliance with company policies, procedures and industry regulations (i.e., Fair Housing, OSHA, Safety, etc.).
  • Ability to proficiently use and teach team-members the use of available technology and tools such as dashboards and software to assess monthly budget variances, enhance revenue and occupancy, control expense and implement new strategies.
  • Develop and manage team members by creating a trusting work environment, promoting cooperation, recognizing team efforts and coaching through challenges.
  • Meet administrative and reporting deadlines including system- based approvals.
  • Demonstrate a solid understanding of apartment maintenance practices including facilities management, contract administration and vendor relationships.
  • Oversee community maintenance to preserve asset integrity and to ensure a high standard of customer service is provided by the onsite teams.
  • Lead or assist in special projects to create value for the company. This may include due diligence, property acquisition or disposition, serving on or participating in company- sponsored/sanctioned committees and functions, etc.
  • Attend and participate in Garrett Residential training programs.
  • Be involved in appropriate external associations, organizations and local communities.
  • Fill in as needed to cover open office positions, vacations and staffing demands.
 Pre-requisites                                                                                                                                     
  • Bachelor’s degree preferred
  • Certified Property Manager (CPM) designation preferred
  • Multi-site management experience required
  • 5-10 years of progressive residential property management responsibility
  • Strong “hands-on” financial/budget and marketing experience
  • Proven ability to attract and develop successful teams and leaders
  • A clear understanding of business concepts and processes and the principles of strategic thinking
  • Must be able to delegate, motivate, and effectively identify the best personnel and resources for applicable tasks and to direct those to peak performance.
  • Comprehensive knowledge and understanding of multifamily operations including financial reports, ability to define issues of concern, and act to effectively problem solve
  • Microsoft Office Suite including Word, Excel, and Outlook
  • Must possess professional written and verbal communication skills

 Work Environment
  • Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, etc.)
  • Requires a flexible work schedule (including weekends).
  • Position requires travel by automobile to handle work-related activities at locations throughout the Garrett Residential portfolio.
  • May require airline travel, out-of-town and /or overnight trips.
