The Construction Project Coordinator is primarily responsible for supporting a 12–18 month renovation of a newly acquired property. This individual will coordinate day-to-day work with contractors and vendors, be the main point of contact for residents on all construction-related matters, and support the onsite team with leasing and operations. A successful Construction Project Coordinator will be able to communicate effectively with contractors and residents, adaptable to ever-changing project needs, and understand this role is critical to the property’s success.
This is a contract position working a standard schedule, Monday - Friday from 8:30am - 5:00pm. Nights or weekends may be required from time to time dependent on business needs.
This is a temporary position with an anticipated project period of June 2026 - October 2027, with potential to convert to full-time in the future, depending on company needs.
The compensation range for this position is $63,000 - $81,000 per year. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.
Responsibilities & Duties
- Manage day-to-day coordination of on-site construction activities, serving as the primary liaison with contractors and vendors.
- Develop and execute unit transfer plan and timeline in conjunction with construction.
- Coordinate resident relocations, including internal transfers and lease buyouts, to minimize construction delays.
- Partner with leasing and operations teams to align unit availability with leasing strategy and occupancy goals.
- Track and communicate which units are offline, under construction, or ready for immediate leasing.
- Conduct full building walks and submit a consolidated punch list to the general contractors, to identify any incomplete or outstanding work.
- Act as the primary point of contact for residents impacted by construction, addressing concerns and maintaining a positive customer experience.
- Navigate and coordinate requirements related to Section 8/Housing Assistance Payment units, including communication with housing authorities and compliance considerations.
- Monitor project timelines and proactively identify and resolve risks impacting schedule, budget, or operations.
- Act as quality control when necessary.
- Properly track and update all assets within the property management software (Entrata), including appliances, warranties, etc.
- Perform other duties as assigned by the Development Manager, Regional Property Manager, and Property Manager.
- Bachelor’s degree in construction management, real estate, or a related field, preferred.
- Three or more years of experience in construction management, focusing specifically on major CapEx and/or renovation projects.
- Experience in student, multi-family, or low-income housing is strongly preferred.
Knowledge, Skills, & Abilities
- Possess an understanding of property management standards including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.
- Possess strong administrative, organization, and communication skills.
- Ability to build and maintain relationships with internal and external stakeholders.
- Be a self-motivated individual and excel at working in a team environment.
- Ability to resolve conflict and escalate situations in a customer-focused manner.
- Possess strong written and verbal communication skills.
- Ability to communicate and negotiate leasing terms, balancing business needs and resident experience.
- Ability to take full ownership of decisions and outcomes, demonstrating integrity in challenging situations.
- Ability to analyze situations, anticipate challenges, and proactively address potential risks.
- Experience with Project Management software: ProCore, Northspyre, and/or Asana is preferred.
