Title: Construction Project Manager
Scope: Multifamily, Renovations / Revitalizations
Location: Atlanta GA area
Rate: $70k - $90k (Negotiable DOE)
General Purpose
The Construction Project Manager holds responsibility for planning, directing, and coordinating all activities of construction projects, while being responsible for the financial well-being of the project. Ensure that the goals and objectives are accomplished within the prescribed time frame, funding parameters and contract terms. An additional focus of this position is to strengthen existing, as well as build new and lasting relationships with clientele and subcontractors in existing and new markets.

ESSENTIAL JOB DETAILS:
- Develop and execute project specific expectations, schedules, budgets with strategies and methods to accomplish goals and objectives.
- Build and maintain rapport with clients and project stakeholders ensuring that scopes of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria.
- Lead the client and project team through the construction process from the planning phase through execution all the way to completion and project close out. This includes setting and managing expectations and perceptions.
- Own the success of your projects. Working with Customers, Architects, Engineers, local governing jurisdictions, THS project team, etc... You must lead and coordinate the success of your projects.
- Receive and review projects estimated by others and ready the project for execution.
- Prepare Subcontractor Scopes of Work, Subcontract Agreements, Schedule of Values and Purchase Orders needed for vendor and subcontractor services. You are responsible to manage the sub-contractor & vendor selection process while keeping the project within the expected budget & schedule.
- Facilitate all critical project meetings with internal and external personal including weekly OAC’s, Production, Subcontractor & Safety meetings and monthly KPI meetings.
- Act as the primary contact & problem solver with the client and other project stakeholders throughout the duration of the project.
- Develop and maintain master project schedules and meet all time-frames. Manage project performance against baseline, contract dates, contract schedule, scheduled milestones and critical path items to ensure success.
- Manage subcontractors, vendors and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations.
- Responsible for the success of project Superintendents and oversight of all their responsibilities.
- Maintaining submittal and commitment schedules.
- Execution of projects with an understanding of Prime Contract language and all required compliance.
- Monthly reporting of all project KPI’s including earned revenue projections, margin, % committed, submittals, change orders, over/underbilling's, schedule slip or compression, projections vs actuals, contingency management, buyout savings, customer satisfaction, performance of field team, contract compliance, vendor relationships, etc...
- Follow all existing SOP’s, processes, procedures and project management best practices.
- Responsible for the architecture and organization of construction management software at a project level.
- Building, managing & improving subcontractor resources in NEW and existing markets.
- Review RFP’s and all associated bid documents. Create preliminary cost estimates, create fully qualified estimates ready for review and contract execution. Establishing relationships with subtrades and vendors as needed to accomplish the estimating activity in compliance with THS standards. Other activities & responsibilities associated with the pre-construction phase of a project.
- Travel to assigned projects for monthly draw walks and to facilitate meetings with THS team, customer, architect, subcontractors, and other stake holders.
- Additional travel to projects may be required to avoid upcoming potential setbacks or when a project encounters setbacks that the PM as the primary responsible party needs to solve for.
- Other duties as assigned.
MINIMUM QUALIFICATIONS
- 4+ years of Construction PM Experience.
- 4+ years of new construction multifamily experience.
- Experience managing new construction multifamily projects of $5+ million.
- Experience and understanding of all construction documents, specifications and the management of them.
- Experience managing submittals & commitments is required along with the associated schedules.
- Strong Project Management software experience (MS Project, Procore, Etc).
- Availability for some travel on a monthly basis.
- Bachelor’s degree in construction management, construction science, engineering, architecture, or related field from an accredited university, preferred but not required
