THE POSITION:
As an essential partner to STACK’s Regional Vice President, the Director of Construction supports both strategic and tactical initiatives, solving difficult daily challenges that threaten the budget, schedule and/or safety of our projects, assisting in removing roadblocks, and improving communication while helping to lead the Construction Team, resulting in more predictable, favorable and consistent outcomes. The Director of Construction is responsible for leading construction activities for the BOD / Turnkey Program on a specific project or campus; including negotiating with contractors, consultants and other vendors, making sure that schedule and budget commitments are met, optimizing costs through value engineering, and working successfully across multiple cross-functional teams, both within and outside of STACK.  The ideal candidate will have extensive experience managing large, complex data center construction projects and an ability to understand and align stakeholder interests. 
 
In this role, you will:
  • Instill a culture of safety, quality, collaboration and professionalism at the site 
  • Provide direction to the GC, Owner Vendors and other trade partners, as required 
  • Monitor and oversee the design, permits and entitlements phase, ensuring as efficient and expedient a process as possible 
  • Review, analyze, and negotiate Construction Schedules from GCs and Owner-direct vendors as required
  • Prepare high-level overviews and Owner Schedules for reporting and/or analysis 
  • Accountable for the Project Owner Budget, including initial set-up and ongoing management through to completion.  Ensure regular updates are made and high-level accuracy is consistently maintained  
  • Provide high-level oversight of Commissioning activities and intervene as required to mitigate issues that arise 
  • Accountable for GC Contract Negotiation and Administration, including coordination with STACK Legal, establishment of GMP, mark-ups, contingency, escalation and allowances 
  • Negotiate and secure sign-off for Change Orders, schedule extensions, budget increases, etc.
  • Prepare and deliver reports, analysis and presentations for other STACK teams, the Senior Leadership Team, the Board and other parties as required 
  • Lead and manage Client relations, including interface with STACK’s funding partner and Senior Leadership Team. 
  • Lead, manage, mentor and develop STACK project team(s), driving and maintaining a high-morale culture 
  • Collaborate successfully with other STACK teams, including Development, Solutions Engineering, EH&S, Finance, Capital Markets and Operations
  • Schedule, prepare agendas and lead regular project meetings and other meetings as required 
  • Review data provided by the team for Monthly Construction Reports, quarterly Board Meeting Reports, and other ad hoc meetings, reports and presentations 
Required Skills, Education, and Experience:
  • 8-15 years in Construction (incl related fields such as Project Management Consulting; RE Development; Design/Engineering) 
  • Data Center experience required
  • Extensive experience in large scale ground up, core & shell, sitework, utility and fitout construction ($100M+ preferred) 
  • Four-year degree in a related field (Construction Mgmt., Engineering, Architecture) is strongly preferred, but not required 
  • Client-facing and team leadership experience strongly preferred 
  • Advanced proficiency with the Microsoft Office Suite, particularly Excel (also Word, PowerPoint, Outlook, SharePoint, OneNote, Project) 
  • Knowledge and competency with Bluebeam and BIM platforms 
  • Experience with Procure or other PM software preferred
  • Well-developed Financial acumen (familiarity with NetSuite preferred, but not required) 
  • Strong leadership skills, high emotional intelligence, and a proven track record in leading, managing and developing teams  
  • Ability to take full ownership of large-scale projects and develop a collaborative and high-morale team culture where issues are identified early and resolved expeditiously 
  • Mastery of the tools of the trade (AIA Contracts, Construction Schedules, Budgets & Schedules of Values, Payment Applications, Lien Releases, Subcontracts, Purchase Orders, Invoices, Vendor Agreements, Construction Insurance types, etc.) 
  • Strong Data Center technical knowledge, incl OFCI/CFCI equipment, procurement strategies & lead times, Owner-direct vendors, lender requirements, etc. 
  • Rigorous attention to detail, precision and accuracy, particularly in financial matters, budgets, cost projections, etc. 
  • Excellent written and verbal communication and presentation skills, externally with Clients and across all levels of the organization including Exec level 
  • Ability to prioritize, delegate and stay focused under pressure, manage multiple competing priorities, and adapt to constantly changing requirements. 
  • Strong organizational skills are a must.

Other Details:
  • Location: one of our major markets (NVA, POR, SVY, PHX, DFW, TOR, CHI); reasonable driving distance to the site.
  • Onsite/WFH Expectations:   onsite at job trailer or other STACK facility 4-5 days/wk 
  • Domestic travel occasionally required.  Typical trips are 1-2 days, +/- 1 domestic trip/qrtr
