Primary Job Responsibilities
- Complete cost and quantity estimate for residential products using 2D and 3D models, employing comparative and differential estimating techniques.
- Develop committed quantity and cost estimates for new product development and non-standard options, ensuring accuracy and alignment with project goals.
- Create whole-house estimates, including base plans, elevations, and options, while ensuring consistency with company standards.
- Provide QA oversight of construction documents to ensure plans are accurate, meet standards, and support material quantity generation.
- Create takeoff framework for SKUs and options to optimize experience for internal stakeholders, trade partners, and customers.
- Conduct field audits and verifications, validating estimates through on-site inspections and ensuring accurate quantities.
- Create framework and maintain estimating databases and systems, ensuring data accuracy and usability across multiple projects.
- Manage project timelines in accordance with community startup schedules.
- Provide completed estimates and recommendations to procurement agents and category managers for decision-making and process execution.
- Guide the value engineering process, contributing alternative material choices to improve customer satisfaction, cost savings, or construction efficiency.
- Communicate project schedules, progress updates, and deliverables with leadership and stakeholders, ensuring on-time completion of assigned tasks.
- Ensure compliance with company-wide estimating processes, standards, and supplier management practices.
- Performs other duties as assigned.

- Typically requires a University degree or equivalent experience and minimum 4-6 years of prior relevant experience.
Required Skills
- Foundational proficiency in estimating techniques and tools, including 2D/3D CAD modeling systems and comparative/differential methods.
- Strong analytical skills with attention to detail to ensure accurate cost and quantity projections.
- Experience in field verification processes to validate material quantities and ensure alignment with construction documents.
- Excellent organizational skills to manage project schedules and deliver estimates on time.
- Effective communication and collaboration skills to coordinate with internal teams, trade partners, and procurement personnel.
- Knowledge of residential construction materials, processes, and best practices.
- Ability to work in both office and on-site environments, adapting to project requirements and deadlines.
- Familiarity with estimating databases and software tools, ensuring effective data management and utilization.
Required Licensing, Registration and/or Certifications
- Valid Driver’s License because driving is an essential function of this position.
