Summary

Responsible for coordinating and managing assigned addition and renovation projects for the City of Denton. Acts as a liaison with and between departments in the completion of construction projects, review financial statements for projects, and performs administrative duties.

DUTIES

  • Act as the Project Manager for small-to-medium size jobsfor the Facilities Management Department; with supervisor perform quality control review of construction document prior to construction and ensuresustainability of the City of Denton's codes and ordinances.
  • Facilitate communication among internal and external stakeholders to review and finalize facility construction plans, including but not limited to drawings, schematics, and specifications necessary to the specific project.
  • Act as the City of Denton's on-site representative to the construction project manager/coordinator; coordinateand manage projects with other internal and external stakeholders.
  • Assist and follow up as needed to ensure that plan and specification revisions address needs appropriately.
  • Inspect projects for compliance with plans and specifications; involve internal and external stakeholders as needed to resolve noncompliance and issues.
  • Track deficiencies and unacceptable work conducted by contractor staff; ensure areas of concerns are resolved by the contractor. Notify leadership immediately if issues were not resolved.
  • Work to assist projects stay on schedule,within budget, and maintain project tracking software; updates leaders when issues arise that impact project outcome goals.
  • Plan and organize work assignments; arrange, attend, and conduct project-related meetings as required.
  • Prepares cost estimates and specifications for construction projects; developand maintain status reports, budget information that may include but is not limited to daily field reports, photos, videos, and other project(s) documentation.
  • Assist other departments establish budgets for new construction and renovation projects as needed/requested.

Job Requirements

EDUCATION, EXPERIENCE, AND LICENSES/CERTIFICATIONS

  • High School diploma or GED equivalent; and
  • Five (5) years of building construction experience,
OR
  • Any combination of related education, experience, certifications, and licenses that will result in a candidate successfully performing the essential functions of the job.
REQUIRED SKILLS/ABILITIES

  • Knowledge of Federal, State, and Local laws and/or construction regulations as well as survey techniques and practices and tool/equipment use.
  • Knowledge of City of Denton policies and procedures.
  • Skilled in reading and comprehending highly technical or specialized materials.
  • Skilled in reading and interpreting plans, blueprints, schematics, and/or other related development documents.
  • Skill in reducing and plot field notes and to make field and office computations.
  • Skill in producing drawings and a scope of work for the permitting process that don't require engineered stamped drawings.
  • Skill in analyzing, researching, and compiling data and thoughts to solve problems.
  • Skill in conducting cost-benefit analyses, including using judgment and creativity in considering the relative costs and benefits of potential actions to choose the most appropriate one.
  • Skill at the intermediate level, working with Microsoft Office 365, and other software systems, engineering and drafting principles and practices to complete work.
  • Ability to perform moderately complex engineering and mathematical calculations.
  • Ability to gather and analyze data, draw conclusions, and present data and other information in a clear and logical manner.
  • Ability to establish and maintain effective interpersonal relationships.
  • Ability to accurately prepare and maintain records, files, and reports.
  • Ability to handle difficult and stressful situations with professional composure and confidentiality.

  • Ability to prepare budget documentation and to monitor expenditures to implement fiscal control and maintain budget compliance.
CONDITIONS OF EMPLOYMENT
  • Must have and maintain a valid Class "C" Driver?s License and valid state required minimum automobile liability insurance prior to employment (must obtain Texas Class "C" driver?s license and state required minimum automobile liability insurance within 90 days of hire per state law)
  • Must pass a drug test, driver's license check, criminal history background check, and social security number verification.
  • Must be able to walk unassisted across developed and undeveloped construction sites.
  • Must be capable of understanding measuring devises including laser type equipment.
  • Must be able to read and understand building construction drawings and specifications.

Environmental Factors and Conditions/Physical Requirements

SAFETY

  • Perform preventive maintenance on tools and equipment; ensure equipment is in safe operating condition.
  • Follow established safety procedures and techniques to perform job duties, including lifting and climbing; operate tools and equipment according to established safety procedures.
  • Promptly report unsafe conditions in the work area and/or any conditions that are not immediately correctable to the supervisor.
WORKING CONDITIONS/PHYSICAL REQUIREMENTS
  • Safety Sensitive (Subject to random drug testing): Yes.
  • Tools/Equipment Used: Standard office equipment, including computer and peripherals. Standard Personal Protective Equipment (PPE) required in the field, including but not limited to, hard hats.
  • Posture: Prolonged sitting, standing, and walking; occasional stooping, squatting, kneeling, bending, pushing/pulling, twisting, and negotiating obstacles and uneven surfaces.
  • Motion: Frequent repetitive hand motions, including keyboarding and use of mouse; occasional reaching.
  • Lifting: Occasional light lifting and carrying no more than 20 pounds; (carry up to 10 pounds).
  • Environment: Works in an office setting and outside with exposure to inclement weather and loud noises; occasionally requires irregular and/or prolonged hours.
  • Travel: Travels to City of Denton buildings and professional meetings as required.
  • Attendance: Regular and punctual attendance at the worksite is required for this position.
  • Mental Demands: Maintains emotional control under stress; works with frequent interruptions.
