Maintenance Supervisor


Responsible to plan, manage, monitor, and implement maintenance operations of residential properties to protect and preserve the value of property assets and ensure that they are maintained in consistent compliance with corporate standards. In addition to normal duties, this position requires working on special projects and supporting on-site staff by providing technical advice. Will be dependable and reliable with exceptional communication, leadership and organizational skills. This individual is also responsible for the overall maintenance of the Management Company residential portfolio. Reports directly to the Residential Maintenance Director and available on a 24-hour emergency basis.

JOB FUNCTIONS

1. Assist and responds to the individual community's maintenance issues that cannot be performed by the community staff, including any emergency calls a maintenance staff employee is unable to perform.
2. Prepares capital budget estimates and recommendations related to existing and new properties. Assists with capital reviews of properties. Recommends capital requirements and related budgets for refurbishments and replacements. Identifies vendors and contractors for capital projects, provides information for negotiations, and ensures the execution of agreements
3. Monitors progress and workmanship on capital projects, protects the organization's interests, and provides regular reports on status and quality.
4. Tracks and follows up on risk related issues involving insurance and liability claims. Participates in and implements related special projects to limit risk. Makes recommendations as to risk minimization strategies.
5. Advise and assist the maintenance superintendents on purchasing, bidding, and vendor selection to manage budget goals.
6. Develop, create, and implement Preventative Maintenance Programs.
7. Monitor on-site maintenance teams' adherence to Preventative Maintenance Programs and management company standards
8. Assess workloads and develop solutions for property maintenance staff to complete task.
9. Create, monitor, and manage short & long term budgets for each property.
10. Maintain and record monthly, quarterly, semi-annual, and annual property inspection and compliance records
11. Supervise, train, and educate employees regarding OSHA standards. Inspect and verify that properties are OSHA compliant
12. Interviews, recommends hire and trains maintenance staff. Provides orientations and skills development. Communicates expectations of performance, monitors work quality and assists to resolve operating problems. Counsels and coaches employees, establishes standards of performance and appraises performance as required. Provides technical, managerial, and performance guidance. Interprets company rules and regulations, and clarifies policy, maintains discipline, participates in dealing with employee grievances, and maintains harmonious employee relations.
13. Visit properties and conduct periodic inspections to review in detail the properties curb appeal, common areas, and maintenance shops. Noting any deferred maintenance items for subsequent follow-up
14. Meet with Director of Operations on a weekly basis to discuss projects, goals and completed maintenance work.
15. Perform all other duties as assigned.

1. JOB EXPERIENCE: 5 years of previous, full time maintenance experience including knowledge of residential and commercial carpentry, electrical, plumbing, cleaning, heating and air conditioning, concrete and asphalt, and grounds maintenance. Experience in residential management software and computer skills.

2. EDUCATION: Complete technical school with a certification in HVAC, electrical, and plumbing.

3. PHYSICAL EFFORT: Must be able to access all areas of the properties in order to monitor the condition of the property, as well as the work being performed by the maintenance staff.

4. RESPONSIBILITY OF SAFETY: Must at all times be aware of potential for injury to self, co-workers and residents while performing job functions. Take appropriate precautions to prevent injuries from occurring: follow recommended safety procedures when performing job functions, instruct subordinates in safe work habits and procedures, and monitor the work of subordinates to ensure that appropriate precautions are being taken.

DRESS CODE: Comet Management shirts and winter coats will be provided to you by management to wear with jeans, khakis, shorts, excluding cut offs. No shirts or hats saying anything except property name. Comfortable shoes or boots, no sandals or flip flops.
