The Online Sales Counselor will be the primary point of contact for potential clients across all Blue Heron divisions, including Nexus, Elite, Atelier, and more. This role is pivotal in creating interactions with clients that drive excellent client experiences and enhance conversion rates. This role focuses on nurturing leads through digital platforms by engaging with prospective buyers via email, phone, and text to provide detailed information, answer inquiries, and guide them through the sales process. Additionally, the Online Sales Counselor will collaborate closely with the on-site sales team, scheduling appointments for them to manage daily. The ideal candidate will possess exceptional communication and follow up skills, a strong understanding of luxury real estate, a motivation for success, and a passion for delivering exceptional customer service.


Responsibilities:

  • Engage prospective clients by promptly attending to inbound calls and emails ensuring the first interaction with Blue Heron represents our brand and drives further interest. 
  • Establish lead qualification through conversational assessment of desired outcomes, reasons for exploring Blue Heron, budget, timeline, and any other preferences.
  • Thoroughly document client interactions in CRM with detailed notes to assist with continued personalization of conversations throughout their journey.  
  • Follow up consistently with online prospects through email, phone calls, and texts, aiming to schedule an appointment with an Onsite Sales Counselor for further engagement.
  • Nurture leads by building relationships, addressing concerns, and guiding clients through the decision-making and purchasing process.
  • Schedule appointments for On-site Sales Counselors to meet with prospects in person, ensuring a smooth handoff and continued engagement.
  • Collaborate with the on-site sales team to ensure seamless follow-up, prompt responses, and effective conversion of leads to sales.
  • Engage in outbound communications with leads to follow-up on interest, offer promotional information, and invite to events and openings. 
  • Provide information and marketing materials virtually or in-person such as brochures, floor plans, and virtual tours to help prospects better understand Blue Heron’s offerings.
  • Manage the sales phone and voicemail, responding to inquiries and following up on messages to capture all lead opportunities.
  • Track and report on lead activity to analyze conversion rates, measure the effectiveness of sales efforts, and identify areas for improvement.
  • Utilize CRM to regularly review leads , activities, and interactions, ensuring no opportunities are missed and follow-ups are timely.
  • Use CRM to manage email campaigns, scheduling and tracking automated communications to nurture leads and keep prospects engaged.
  • Research competitors and monitor their online activities, keeping current on market trends, pricing, and sales strategies to stay competitive.
  • Consistently meet or exceed established lead conversion rate benchmarks, ensuring effective engagement and follow-through with potential buyers.
  • Maintain in-depth knowledge of Blue Heron’s properties across all divisions, including their unique features, pricing, and available incentives to better assist prospects.
  • Assist clients on-site to support the on-site sales team as needed. 
  • Provide exceptional customer service, focusing on creating a positive experience, building trust, and fostering long-term client relationships.
  • Perform additional duties as required, ensuring all aspects of the sales process are covered and client needs are met. 



Requirements
  • Maintain an active Nevada Real Estate license.
  • At least two years of real estate experience, preferably in custom homes or new home construction.
  • Marketing experience is a plus.
  • Customer-focused with a personable and approachable demeanor.
  • Proficient with computers, search engines, and online marketing platforms.
  • Experience with sales contact management databases.
  • Strong organizational, planning, and management abilities.
  • Excellent communication skills, both written and verbal, with the ability to engage and build rapport with high-net-worth individuals.
  • Self-motivated and able to work independently with minimal supervision in an unstructured environment.
  • Driven by commission-based performance.
  • Capable of managing 150-250 leads per month.
  • High level of professionalism, attention to detail, and problem-solving skills.
  • Flexible, adaptable, and eager to contribute to a growing, innovative company.
