The Staff Pad is looking for a Project Manager in the DFW
Area, Texas. We have partnered with a construction company that specializes in
commercial construction like retail, restaurants, offices and industrial sites.

partners from beginning to end. The Project Manager plays a pivotal
role in overseeing the entire lifecycle of commercial construction projects.
You will be responsible for ensuring that each project is executed efficiently,
within budget, and on schedule. This includes managing all aspects of the
project, from initial planning and budgeting through to closeout. The Project
Manager will work closely with the Project Superintendent and all other
stakeholders, including the design team, owners, and subcontractors, ensuring
proper communication and alignment throughout the project. Furthermore, the
Project Manager will be responsible for facilitating project meetings,
coordinating with multiple teams, and ensuring smooth project progression from
start to finish.
**THIS IS AN ONSITE POSITION**
Responsibilities:
- Oversee
the preparation of the project budget, including labor, materials,
equipment, and other direct and indirect costs.
- Manage
budget tracking, forecast potential cost overruns, and ensure project
stays within financial constraints.
- Actively
monitor project spending and take corrective actions as necessary to
maintain budget control.
- Work
with the Project Superintendent to ensure cost-effective practices are
followed onsite.
- Provide
regular project financial updates to senior management, detailing progress
against the project budget, and highlighting any significant variances.
- Review
and approve change orders, ensuring that any scope changes are properly
documented, priced, and communicated to all relevant parties.
- Develop
comprehensive project schedules in collaboration with the Project
Superintendent and other stakeholders.
- Ensure
that milestones are met and identify potential risks to timelines early
on.
- Track
and update schedules throughout the project lifecycle, making adjustments
as needed to keep the project on time.
- Collaborate
with the Superintendent and subcontractors to resolve scheduling
conflicts.
- Ensure
that necessary resources (personnel, equipment, materials) are available
and appropriately allocated to avoid delays.
- Lead
and organize regular meetings with subcontractors, owners, and the design
team to review project status, resolve issues, and ensure alignment on
project objectives.
- Ensure
all parties are updated on project progress, challenges, and upcoming
milestones.
- Ensure
that subcontractors understand their scope of work, schedule, and
expectations.
- Regularly
meet with them to resolve any issues and make necessary adjustments to the
plan.
- Serve
as the main point of contact for the project owner, providing them with
timely updates on the project’s status.
- Address
any concerns or requests the owner may have and keep them informed of any
potential changes to scope, timeline, or cost.
- Ensure
that all internal project stakeholders are kept up to date on project
developments.
- Communicate
effectively with the Project Superintendent, design teams, and company
leadership to address challenges and keep the project on track.
- Ensure
that all project documentation is complete, up-to-date, and properly
filed.
- Maintain
accurate records of contracts, change orders, RFIs (Requests for
Information), submittals, and meeting minutes.
- Provide
regular project status reports to senior management and clients, covering
financial performance, schedule updates, risks, and progress towards
project goals.
- Oversee
and implement quality control procedures to ensure that the work is
completed in accordance with the project specifications, building codes,
and industry standards.
- Proactively
identify potential risks to the project, including budget overruns,
delays, or design issues.
- Develop
and implement strategies to mitigate these risks and keep the project
moving forward smoothly.
- Ensure
that all construction activities comply with safety regulations and
company policies.
- Work
closely with the Project Superintendent to enforce safety standards and
maintain a safe working environment for all on-site personnel.
- Build
and maintain strong relationships with the project owner and other key
stakeholders, ensuring their needs are met, concerns are addressed, and
expectations are managed.
- Collaborate
with the design team, engineers, and consultants to ensure that project
specifications and changes are clearly understood and implemented as
required.
- Keep
all stakeholders informed of the project’s progress, challenges, and
milestones, ensuring transparency and timely decision-making.
- Review
and manage project contracts, ensuring compliance with the terms and
conditions.
- Work
with legal and procurement teams to address any contractual issues that
arise during the course of the project.
- Coordinate
with the procurement team to ensure timely ordering and delivery of
materials and services.
- Ensure
subcontractor agreements are properly negotiated and executed.
- Oversee
the closeout phase of the project, ensuring that all work is completed to
satisfaction, all punch list items are addressed, and the project is ready
for handover to the client.
- Ensure
all final inspections and approvals are completed. Organize and compile
all necessary documentation, including as-built drawings, warranties, and
manuals, for handover to the client.
- Ensure
all final payments, change orders, and invoices are processed and all
project costs are reconciled and closed out.
Qualifications:
• Experience: 5-7 years of experience managing all types of
commercial construction projects, with a strong
background in budgeting, scheduling, and coordination.
• Education: Bachelor’s degree in Construction Management,
Civil Engineering, or a related field (preferred), or equivalent practical
experience.
• Certifications: OSHA 30-hour, First Aid/CPR, and other
relevant certifications (preferred).
• Skills:
- Expertise
in project budgeting, forecasting, and cost control.
- Strong
leadership and communication skills, with the ability to manage multiple
teams and stakeholders.
- Proficiency
in project management software (e.g., Procore, Builder trend, Microsoft
Project) and Microsoft Office Suite.
- Strong
organizational and time management skills with the ability to handle
multiple tasks and competing priorities.
- Deep
understanding of construction processes, contracts, safety standards, and
quality control.
- Ability
to manage and resolve conflicts, both internally and externally, with a
focus on collaboration and resolution.
