Position Summary:
Responsible for sourcing and contracting suppliers and trades through various procurement strategies which adhere to company standards in quality, cost, and service.
Duties and Responsibilities: (Included but not limited to):
- Ensure compliance with Architectural plans and specifications.
- Responsible for accuracy of Brick-and-Mortar budgets and cost savings opportunities.
- Negotiation of contracts, pricing, and terms with suppliers and trades.
- Analyze procurement data and market trends to identify cost reduction opportunities and implement strategies to reduce overall spending.
- Monthly communication and reporting on Brick-and-Mortar costs to Division and Corporate management teams or as required.
- Maintain Purchase Order accuracy and on time delivery to suppliers and trades.
- Assemble and maintain standardized bid documents.
- Plan and execute community bidding process.
- Liaison to Corporate Purchasing and Estimating to ensure compliance with corporate standards and costing.
- Coordination with suppliers and trades to incorporate value engineering concepts into the design and construction of homes.
- Reviewing and validating contracted costs to ensure variance objectives are met.
- Facilitate new Trade Partner recruiting and onboarding.
- Facilitate Trade Partner Performance reviews and issue resolution.
- Contract Pricing data entry and management for all standard, variance and site cost in Procurement database.
- Works closely with other departments to ensure materials, suppliers, and trades are meeting company requirements and expectations.
Qualifications:
- BachelorοΏ½s Degree in Purchasing, Construction, Production/Operations Management, Engineering, or related field preferred.
Skills and Knowledge:
- Knowledgeable about the construction industry, including construction costs, building codes, materials, products, methods, and procedures.
- Ability to read blueprints, construction drawings and addendums.
- Must be able to use word processing, e-mail, spreadsheets, presentation (PowerPoint), database software for advanced internal and external communications.
- Creation of reports and presentations and database maintenance.
- Ability to review, analyze and interpret information as well as trouble-shoot to solve problems. Knowledge of business English and ability to communicate patiently and professionally with both internal and external customers both orally and in writing.
- Ability to multi-task and prioritize several tasks without compromising quality of work or mission deadlines.
- Ability to adapt in a changing workplace.
- Computer literacy, proficiency with Outlook, Excel, Word, Power Point and ability to learn new programs as needed.
- Proven organizational skills in a high-paced work environment.
- Skilled at complex negotiations.
Experience:
- 5-7 years progressive experience in purchasing.
- Minimum two years of direct field experience in home-building.
Typical Physical and Mental Demands:
- Must be able to read, write, and speak fluently in English.
- Employees in this position are required to be able to hear and have sufficient vision to utilize all office equipment.
- Use of hands and fingers is required to utilize standard office equipment.
- Requires occasional lifting up to 20 pounds.
