Dayspring Restoration is seeking an experienced Reconstruction Superintendent to join our Butte, MT team!

The Reconstruction Repair Superintendent is responsible for overseeing and managing reconstruction and repair projects from start to finish. This role involves coordinating work crews, ensuring compliance with safety and quality standards, and managing resources to ensure projects are completed on time and within budget while fostering a positive team environment and ensuring operational excellence.

Key Performance indicators

Produce timely and accurate scopes of work. The Superintendent should be able to complete their estimate on budget and on time per the estimate provided to them by the Project Manager (PM).

Structural Expertise

Have a thorough understanding of all trades and Subcontractors for all aspects of restoration work.

Needs/ Risk Assessment

  • Scopes: Timely and accurate scopes need to be completed and sent to the project manager for review. This will be essential for our estimating team to complete an estimate to gain insurance approval to conduct the work.
  • Tools- Super will have their own tools available and operational for when they are needed. Coordinate with rental companies for specialty equipment, if necessary. Maintain company bought tools as needed.
  • Safety- You are responsible for a safe jobsite. Ensure the safety of all employees and subcontractors on your job site.
  • Materials- Super is responsible for all materials to be onsite and available for when subs or employees need them. Ensure you coordinate with the appropriate suppliers for your materials and ensure they are stored in a secure environment. Purchase of material must fall within budget.

Communication

  • Introduce yourself to the customer and conduct a needs assessment.
  • Manage expectations so that the customer understands workflow and process.
  • Handle customer objections and concerns
  • Share the estimate with the customer once you complete it to ensure that all parties agree to our proposal.
  • Communicate with the customer weekly while awaiting the approval of the estimate. Confusion with our customers is caused if they are ignored for long periods of time which will result in jobs lost. You are the face of the company for the entire repairs project.
  • Ensure you have an approved schedule and ensure customers have a copy of it. (PM will provide the schedule)
  • If schedule changes occur, ensure customers are informed of those changes.
  • Ensure customer knows allowance on materials
  • Ensure change orders completed and signed-collect change order in full
  • Final punch lists and walk-throughs are to be conducted before completing every job
  • Ensure all dates and status of the job are entered, inform PM of completion of job

 

Manage NetSuite/ DocuSketch/ Encircle

  • Accurate scopes completed and sent to the project manager.
  • Weekly communications with the customer need to be noted in NetSuite via encircle.
  • Daily notes and pics during the project loaded into encircle.
  • Create change orders
  • Create material selection forms
  • Create COS -Final pictures/ DocuSketch

 

Scope of Work

  • A detailed scope of work must be provided to the recon manager in order to produce an estimate. You must be able to load the scope of work into a spreadsheet. You must exhibit the technical knowledge required to build a property back to its pre loss condition.
  • Know the Work Break down structure and ensure projects you are assigned is completed within the assigned budget. (PM will provide the budget)
  • Know the schedule (PM will provide the schedule)
  • Understand the subcontractor schedule and ensure subcontractors meet the published schedule
  • Ensure the project is completed on time.

 

Subcontractor Management

  • Ensure they are on time, professionally dressed, courteous and follow our sub agreements.
  • Ensure no discussion of pricing or payment takes place with the customer
  • Ensure no discussions of additional side work take place with the customer
  • Quality Control work completed by the sub, create Punch list with Sub
  • Ensure you address any deficiencies with the sub
  • Ensure the sub is aware of any customer complaints
  • Motivate Subcontractor submits final invoicing as soon as the work is completed
  • Superintendent will obtain OSHA 10 Certification in the first 90 days (paid for by the company)

 

Salary:  $27.00 to $30.00 (depending on experience) plus overtime and on-call bonus
