Westland Real Estate Group is looking for a hands-on Renovations Supervisor to perform routine and extensive apartment renovations. This role is crucial for executing our property turn process and upgrading units efficiently.

This position requires proven experience in apartment or commercial renovations, with strong practical knowledge of plumbing, electrical, and HVAC systems. The ideal candidate is a skilled technician who can also organize projects, manage budgets, and oversee the work of a renovation team to ensure quality and timeliness.

What You'll Do (Key Responsibilities)

Supervisory & Project Management

  • Confer with Property Managers and Area Managers to determine specific renovation requirements, budgets, and designs.
  • Survey buildings (interior and exterior) to determine materials required and number of workers needed.
  • Create cost estimates for each renovation project and obtain Manager approval.
  • Gather, instruct, and lead a renovation team on the scope of work, timeline, and budget for each project.
  • Supervise the work of each team member, ensuring it is done properly, safely, and on time.
  • Provide regular progress updates and site tours to Managers.
  • Provide direction to the team on complicated renovation tasks to maintain high-quality work.
  • Create and process bills for services rendered and follow up on payments with Managers.

Hands-On Renovation & Technical Work

  • Perform minor and major repairs of all equipment in vacant apartments.
  • Electrical: Perform minor electrical maintenance, including replacement or repair of fixtures (wall switches, outlets, bulbs, ballasts, etc.), install new wiring, and repair electrical equipment.
  • Plumbing: Perform minor plumbing maintenance, including repair of leaks in drains and faucets, unclogging drains, trenching and laying new lines.
  • Carpentry & General Maintenance: Perform painting, carpentry, and masonry work (prepping surfaces, painting, hanging doors, fitting locks, repairing plaster/drywall).
  • Repair or replace broken windows, doors, door locks, and window blinds.
  • Maintain accurate records of scheduled maintenance and document all work orders.

What You'll Need to Succeed (Qualifications)

  • Experience: 2-3 years of prior experience in a maintenance or renovations occupation.
  • Technical Skills:
    • Minimum requirement: Strong knowledge of plumbing and electrical systems.
    • Basic knowledge of HVAC systems.
    • Proven experience using hand and electrical tools.
    • Knowledge of safety hazards and proper procedures.
  • Education:
    • High school diploma or GED (Preferred).
    • Certificate in plumbing, refrigeration, HVAC, or other technical studies (Preferred).
  • Personal Competencies:
    • Integrity, professionalism, and a customer-focused attitude.
    • Highly detail-oriented and organized.
    • Strong sense of efficiency and a great aesthetic sense for revamping buildings.
    • High degree of flexibility and tolerance for change.
    • Ability to read technical manuals and drawings.

Physical Demands & Work Environment

While performing the duties of this job, the employee is regularly required to: Walk and stand for extended periods. Climb stairs to access units. Bend and stoop to inspect and perform repairs. Occasionally lift up to 50 pounds. Use hands to handle tools and controls. The work environment is usually moderate.
