Overview

Gray Development has a new position available for a Senior Development Associate.  This position will be located at one of our Gray Construction offices in the following locations: Dallas, Atlanta or Charlotte.

Position Summary

The Senior Development Associate will support the growth of an expanding industrial development team across the Southeast by managing underwriting, project execution, and market analysis for logistics, warehouse, and IOS developments. This role is best suited for a self-sufficient development professional who is ready to take ownership of projects and grow into a full-cycle development leader.

What we expect… (Essential Functions)

  • Create financial models, underwriting analyses, and feasibility studies for new industrial development opportunities
  • Manage development projects through all phases, including site evaluation, entitlement, design coordination, construction, and delivery
  • Coordinate with internal teams, consultants, contractors, brokers, and local authorities to ensure timely and cost-effective project execution
  • Oversee project budgeting, scheduling, permitting, and construction management activities
  • Maintain strong knowledge of industrial submarkets across targeted southeastern markets to inform project strategy and decision-making
  • Partner with brokerage teams to align development plans with current and projected market demand
  • Support sourcing, evaluating, and advancing new development opportunities as the role evolves
  • Monitor project risks, track milestones, and provide regular reporting on project status, costs, and timelines
  • Assist in preparing investment memos, presentations, and materials for internal and external stakeholders
  • Contribute to process improvements that enhance development execution and reporting practices
  • Build and maintain relationships with municipal officials, consultants, and industry partners to support project success
  • Perform other duties and special projects as assigned.

 

 Qualifications

Who we want… (Requirements)

The ideal candidate will have 3-5 years of progressive experience in industrial real estate development or real estate private equity, preferably within southeastern U.S. markets, along with a bachelor’s degree in Real Estate, Finance, Business Administration, or a related field and/or equivalent years of relevant experience. This role may be based within the Southeast with approximately 20% travel to project sites and target markets. A hybrid schedule may be considered for the ideal candidate.

 

Additionally, the ideal candidate will display the following:

  • Strong understanding of logistics, warehouse, and/or Industrial Outdoor Storage (IOS) asset classes
  • Proven experience managing development projects through entitlement, construction, and delivery
  • Advanced analytical skills, including financial modeling, underwriting, and feasibility analysis
  • Strong project management and organizational skills with attention to schedule, budget, and risk
  • Ability to build relationships with brokers, consultants, contractors, and local authorities
  • Entrepreneurial mindset with a desire to grow into a full-cycle development role
  • Ability to work independently while collaborating effectively in a fast-paced environment
  • Strong communication skills, both written and verbal

Generally, normal office environment where noise level is moderate, and temperature/humidity is controlled. Overtime may be required.
