Position Summary

The Vice President of Land is responsible for building and executing Blue Heron’s land acquisition strategy to support the current business plan and the company’s vision. This leader owns the end-to-end land contracting process, including LOIs and PSAs, and drives community-level strategies that protect and elevate the Blue Heron brand. The VP of Land also leads deal underwriting through pro forma development and partners closely with FP&A/Finance to ensure accurate investment modeling and cash flow planning.


Key Responsibilities

Land Acquisition Strategy

  • Lead the land acquisition strategy to deliver a pipeline aligned with Blue Heron’s annual business plan and growth objectives.
  • Identify and prioritize land opportunities that support market, product, and community objectives.
  • Drive deal strategy from initial pursuit through contract execution and internal approvals.


LOI / PSA Ownership

  • Responsible for creation, negotiation coordination, and management of all Letters of Intent (LOIs) and Purchase & Sale Agreements (PSAs).
  • Works closely with CEO, President, and CFO for all final negotiations. 
  • Own contract lifecycle management, including tracking key dates, contingencies, extensions, deposits, and deliverables through closing.
  • Establish and maintain standardized templates, workflows, and internal governance for land contracting.


Community Strategy & Brand Alignment

  • Create and manage community strategies that uphold and advance the Blue Heron brand.
  • Ensure community positioning, land selections, and acquisition decisions align with brand standards and customer experience expectations.
  • Partner with internal stakeholders to maintain consistency in community vision and execution.


Financial Underwriting & Forecasting

  • Manage all financial pro formas for land opportunities and communities, ensuring assumptions are complete, accurate, and decision ready.
  • Collaborate with FP&A/Finance to validate investment returns, capital needs, and cash flow timing to support forecasting and planning.
  • Maintain underwriting discipline and continuous updates to reflect deal changes and business plan shifts.
  • Manages the Investment Committee Process to ensure full corporate acquisition policies are closely adhered to.


Requirements

Qualifications

  • Proven leadership experience in land acquisition, real estate development, or homebuilding land strategy, with a track record of closing complex land deals.
  • Deep working knowledge of LOIs, PSAs, contract terms, due diligence, entitlement considerations, and deal risk management.
  • Strong financial modeling and underwriting skills, including pro forma ownership and investment/cash flow analysis.
  • Ability to lead through influence and collaborate effectively across executive and functional teams.
  • High judgment, strong negotiation instincts, and ability to operate with accountability in a fast-paced environment.
