Primary Job Responsibilities

  • Define and lead the Division-wide land acquisition strategy, ensuring alignment with corporate growth goals, market expansion plans, and long-range development objectives.
  • Oversee the sourcing, evaluation, and negotiation of land opportunities across multiple regions, ensuring financial viability, entitlement feasibility, and alignment with product strategy.
  • Build and maintain high-level relationships with landowners, developers, brokers, municipalities, and strategic partners to secure off-market and long-term pipeline opportunities.
  • Lead and mentor a team of Directors and Acquisition Managers, fostering a culture of performance, collaboration, and professional development.
  • Collaborate cross-functionally with Development, Planning, Legal, and Finance teams to ensure seamless execution from land acquisition through project launch.
  • Review and approve complex purchase agreements, joint venture structures, and entitlement-related deal terms, ensuring alignment with legal, financial, and operational standards.
  • Monitor market trends, zoning changes, and regulatory developments to proactively identify new growth corridors and mitigate acquisition risks.
  • Establish and manage acquisition budgets, forecasts, and performance metrics, ensuring disciplined investment decisions and transparency in reporting.
  • Represent the company in high-level negotiations, public forums, and industry events, enhancing brand reputation and expanding strategic influence.
  • Perform other duties as assigned.

Leadership & Talent Management: 

  • Manages a department or smaller sub-function which includes multiple teams led by managers and/or supervisors.
  • Responsible for creating workforce and staffing plans for department/sub-function to ensure availability of human capital necessary to accomplish departmental goals.
  • Typically has hiring, firing, promotion and reward authority within own area, in accordance with organizational guidelines.

Knowledge & Experience: 

  • Requires deep management and leadership knowledge to lead cross-department project or program teams or manage across multiple sub-functions.
  • Typically has mastery within a specific technical discipline/area or broad expertise across multiple related disciplines.
  • Typically requires a University degree or equivalent experience and minimum 8-10 years prior relevant experience.

Required Skills

  • Basic fundamental knowledge of fundamental civil, geotechnical engineering and surveying
  • Land development/homebuilding construction experience required
  • Manage political process and interface with governmental entities
  • Communication, public speaking and leadership skills

Required Licensing, Registration and/or Certifications

  • Valid Driver’s License because driving is an essential function of this position.
