DescriptionThis position will assist in providing overall management direction for commercial construction projects. Responsible for assisting in all phases of the commercial construction project, including management of employees, subcontractors, vendors, owner relations, quality control, safety, schedules, and execution of project budget.
Essential Duties/Responsibilities:
- Manage the project objectives, policies, procedures, and performance standards within the boundaries of corporate policy and the Jordan Foster Operations Manual. Plan, organize, and oversee staff positions.
- Participate in pre-construction and estimating activities as it applies to the project. This includes development of scopes, buy-out, subcontract negotiations, material and service agreements, etc.
- Monitor and control construction through administrative direction of the project team to ensure the project is built on schedule, within budget, and of acceptable quality; investigate potentially serious situations and implement corrective measures.
- Manage Quality Control and ensure any concerns are addressed early through mockups, pre-installation, and follow-up inspection processes.
- Represent the company in project meetings; assist in negotiations and strategy meetings.
- Organize regular meetings for management and subcontractors
- Manage financial aspects of project contracts to include cost forecasting.
- Negotiate cost-effective subcontract and material purchases and participate in subcontractor bidding and scope review negotiations.
- Ensure all on-site personnel comply with project procedures, safety program requirements, work rules, and company policies.
- Prepare owner billings, change orders, and purchase orders, and review subcontractor draw requests.
- Advise senior-level management of potential problems, interferences, and schedule difficulties through routine reports. Assist in circumventing/resolving such problems as required.
- Manages and directs the following: Assistant Project Manager, Project Engineer, Superintendent, Assistant. Superintendent and Administrative Assistant assigned to the project.
- Develop and maintain good relationships with Owners, Architect, and Subcontractors.
- Review contract conditions; ensure compliance of all contract terms with Owners, Subcontractors, Vendors, and associated entities.
- Supervise documentation of all significant project events, e.g., accidents, delays, and change orders.
- Manage, train, and supervise the project team according to the Company policies.
- Keep the project on schedule and manage and update the project schedule regularly.
- Conduct regular safety audits on the project and ensure all members of the team perform routine audits as well.
- Responsible for managing the project close-out, warranty support, and one-year warranty walk-through after completion of the project
- Enforce all on-site compliance with project procedures, safety program requirements, work rules, and company policies.
- Performs other related duties as assigned.
Supervisory Responsibilities:
- Direct overall project activities
- Oversees the daily workflow of the department.
- Supervision of Project Engineers, Superintendents, Administrative Assistant, and Foremen as assigned.
QualificationsRequired Skills/Abilities:
- Ability to present information in forms, tables, and spreadsheets.
- Proficient computer skills to produce accurate and well-presented reports.
- Excellent time management and organizational skills with a proven ability to meet deadlines.
- Strong supervisory and leadership skills.
- Excellent understanding of industry practices, processes, and standards, including project management control systems (scheduling, cost control, procurement, and estimating).
- Ability to prioritize tasks and to delegate them when appropriate.
- Fundamental knowledge of contract law and project accounting.
- Proficient in software/internet-based programs: Microsoft Suite applications, CPM Scheduling Software (Primavera 6)
Education and Experience:
- Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or equivalent, extensive experience in construction, design, finance, and management required.
- Five (5) to eight (8) years of related construction management experience, including supervisory experience.
- OSHA 30-hour Construction Certification.
Physical Requirements:
- Frequent walking on uneven surfaces, including ground in varying weather conditions.
- Regularly sit, stand, or walk short distances for up to the entire duration of a shift/work day.
- May stoop, kneel, or bend on an occasional basis.
- May reach above shoulder heights and below the waist on a frequent basis.
- Occasionally climb stairs or ladders, etc.
- Regularly works near heavy equipment and moving machinery.
- Prolonged periods of sitting at a desk and working on a computer.
- Exposure to the outdoor environment with machinery/equipment in the surrounding area.
- This position requires the use and operation of a personal and/or company vehicle.
- Able to wear personal protective equipment is required, including but not limited to steel-toe shoes, gloves, safety glasses, hearing protection, hard hat, vest, etc.
- Must be able to lift up to 35 pounds at times.
