HPI Real Estate Services and Investments is a full-service commercial real estate company serving Austin, San Antonio, Dallas, Houston, and the surrounding Central Texas areas. The Project Manager is a vital role at HPI, responsible for overseeing commercial and industrial tenant improvement construction projects.

Summary/Duties:

  • Thoroughly understand and manage all aspects of tenant finish out projects, ranging in size from 2,000 sf to 25,000 sf for office space and 10,000 sf to 75,000 sf for industrial warehouse space
  • Ensure projects are completed on time and within budget to the satisfaction of the Tenant, with all documentation organized and saved in a consistent manner to a shared network drive
  • Possess knowledge of construction means and methods, materials, permitting, design process, building code, Texas Accessibility Standards (TAS), and other applicable regulations,
  • Communicate effectively with a wide range of external project team members, including end users (Tenants), property owners, architects, general contractors, mechanical, electrical, plumbing (MEP) engineers, and structural engineers
  • Communicate effectively with internal project team members, including HPI Partners, brokers/leasing agents, accounting staff, property managers, and building technicians/engineers
  • Accurately review construction documents and work with design team to address scope gaps, errors, or omissions
  • Oversee bidding process to select qualified vendors, consultants, and general contractors
  • Facilitate value engineering exercises to ensure projects stay on budget without adverse impact to project requirements
  • Thoroughly read and interpret leases, work letters, and related documentation
  • Manage workload on multiple projects simultaneously at different phases within the project lifecycle, ensuring critical path activities are prioritized
  • Lead recurring progress meetings with project teams, focusing the conversation on key items to deliver the project successfully to the Tenant
  • Facilitate timely payments/draws and maintain an accurate reconciliation of accounting throughout project. Be prepared to share this information with clients and Partners
  • Lead project closeout, including collecting lien waivers, project completion documentation (Certificate of Occupancy, Certificate of Substantial Completion, etc.), operation and maintenance (O&M) manuals, submittals, as-built drawings, punch list, warranties, etc.
  • Maintain a positive outlook and be someone with whom people enjoy working
  • Exhibit sound judgement and maintain calm in fast-paced role
  • Provide exceptional customer service (internally and externally), and communicate concisely and accurately in written and verbal exchanges
  • Remain organized, accurate, and efficientΒ 
  • Develop positive professional relationships with project team members
  • Perform other assignments as needed
Requirements

Desired Skills and Abilities:

  • Proficiency with Outlook, Microsoft Office (Excel, Word, etc.), and Adobe Acrobat required
  • Proficiency with Microsoft Project or similar scheduling software required.
  • Experience with BlueBeam software is a plus
  • Thorough understanding of MEP systems and engineering preferred
  • Β 2-3 years of related experience preferred
  • College degree preferredΒ 
  • Successful candidate should be self-motivated, consistent, and strive for continuous improvement
