Construction Associate

The Construction Team at Kairos Living, a rapidly growing national single-family rental fund (SFR), is seeking a highly motivated, positive individual with excellent organizational and communication skills, that can contribute to the success of the Construction Team. The position will have frequent interaction with Residents and multiple departments at the firm. 

This role will assist the construction team in various roles, such as initial and turn home renovations support, vendor management, invoice submission and tracking orders. This role will also be responsible for scheduling pre-move-out inspections, and ordering marketing photos when a renovation is complete. 

The successful candidate will have a basic understanding of construction standards and processes. They will have excellent organizational skills, a high attention to detail, and the ability to manage multiple tasks in order to meet deadlines. The candidate must have excellent communication skills maintaining relationships with vendors. In this role, the candidate will work cross-functionally with the acquisitions, marketing and leasing, and finance/accounting teams and must be able to work professionally and effectively with all personality types.
 

Responsibilities

• Support our Construction team in all day-to-day activities 
• Schedule marketing photos to be performed upon renovation certification to meet vacancy timelines
• Utilize internal systems to track vendor bids, progress, and communications
• Assist with repair requests and unit turns to meet budget and timeline expectations
• Assign correct vendor to complete job and conduct any necessary follow-up to ensure proper execution of work
• Communicate regularly with the Company’s third-party vendors to ensure quality of services are meeting expectations 
• Liaise with utility service vendor to ensure utilities and billing are set up properly
• Work with acquisitions and leasing team to ensure smooth transition of newly acquired or turn properties going into Marketing

Desired Experience / Skills 

• Minimum 2 years of relevant property management or construction experience in the residential real estate industry. Single Family Rental experience a plus but not required.
• Detail-oriented, ability to multi-task.
• A good command of Microsoft Excel is a plus.
• Experience with Yardi Voyager is preferred but not required
• Self-starter who is willing “do what it takes” to hit goals and meet deadlines.
• Outstanding communication skills, both verbal and written, and can comfortably interact with an array of personalities. Candidate must have the ability to develop a broad array of relationships among vendors and residents.
• Ability to prioritize, plan, organize, and coordinate work assignments, and simultaneously coordinate multiple tasks.
• Able to apply common sense, demonstrates logical and systematic thinking skills, and be adaptable to change and take ownership.
