Position Summary
The Director of Construction & Development will serve as the owner’s senior representative in the planning, design, and delivery of a new large-scale motorsports entertainment center. This flagship project will include a ground-up venue featuring a new go-kart track, food & beverage spaces, arcade and gaming areas, VIP rooms, guest viewing terraces, and other premium guest amenities.
In addition to new construction, the Director will lead enhancement of existing facilities, including tenant improvements (e.g., converting shop space into new offices), modifications to the existing asphalt racetrack, and the construction of a state-of-the-art automotive shop.
The core responsibility of this role is budget leadership. The owner’s representative will establish and manage project budgets, ensure alignment with business objectives, and implement rigorous cost controls to deliver within financial targets. Acting as the owner’s advocate, this leader will coordinate architects, engineers, contractors, and consultants while ensuring schedule discipline, quality execution, and strategic alignment across the entire project lifecycle.
Key Responsibilities
Master Planning & Pre-Construction
Lead project budgeting and cost modeling across all phases, including new construction and facility enhancements.
Develop accurate estimates, align budgets with business assumptions, and advise leadership on funding requirements.
Represent ownership during project scoping, feasibility studies, and master planning efforts.
Guide selection and coordination of contractors, architects, engineers, and specialty vendors for motorsports, entertainment, hospitality, and automotive facilities.
Oversee design reviews to ensure guest flow, operational efficiency, ADA compliance, and brand consistency.
Support permitting and approvals with local jurisdictions, including zoning, fire/life safety, environmental, and hospitality requirements.
Construction Oversight
Act as the owner’s on-site leader, maintaining schedule discipline across diverse projects (entertainment center, racetrack, F&B, arcade, office, and automotive shop).
Oversee delivery of specialized spaces such as arcade areas, guest amenities, and technical facilities.
Manage contractor performance, reviewing pay applications, change orders, and RFIs, with a strong focus on cost control and transparency.
Anticipate conflicts between design, construction, and operations, resolving issues quickly to protect both timelines and budgets.
Communication & Leadership
Serve as primary liaison to CEO, COO, and executive team on all construction and development activities.
Provide leadership with budget forecasts, variance reports, and risk assessments, highlighting impacts on timelines or operations.
Prepare executive-level dashboards and investor updates to ensure alignment with strategic goals.
Financial & Risk Management
Own overall budget management for multimillion-dollar capital projects, from initial estimates through final delivery.
Establish robust cost control systems and track project cash flow.
Validate all contractor invoicing, pay applications, and change orders against contract terms and scope.
Lead value engineering initiatives to achieve cost efficiency without compromising guest experience or brand standards.
Proactively identify risks (supply chain delays, specialty equipment, weather impacts) and develop contingency strategies.
Project Delivery & Closeout
Oversee punch list completion, final inspections, commissioning, and turnover to operations.
Ensure delivery of warranties, as-built drawings, and facility manuals for both entertainment and motorsports systems.
Conduct post-project evaluations to capture lessons learned and improve processes for future phases.

Education: Bachelor’s degree in construction management, Civil Engineering, Architecture, or related field (Master’s preferred).
Experience: 10+ years in construction project management, with demonstrated success in large-scale hospitality, entertainment, sports, or motor sports developments.
Knowledge: Expertise in ground-up construction, tenant improvements, and specialty facilities such as racetracks, gaming/arcade, food & beverage, and automotive shops.
Skills: Exceptional budgeting and financial management skills; strong negotiation, communication, and leadership abilities; proven track record managing multiple contractors and stakeholders.
Technical: Proficiency in project management software (Procore, MS Project, Primavera P6, Bluebeam).
