SUMMARY:
The Project Manager (PM) provides leadership, direction, and oversight during all phases of construction around a fully operational jobsite. The PM will assist with organizing and overseeing the construction process and ensuring projects are completed in a timely and efficient manner. The PM is involved in all phases of the construction process: preconstruction, construction, and post-construction.  The Project Manager coordinates construction efforts, predicts, and resolves conflicts before they impact the project, and delivers timely and cost-effective solutions for our clients.
 
This position leads and manages projects from a financial and constructability perspective. The PM ensures that the Owner’s highest expectations are met by delivering all projects on time, within budget and in a safe manner. 
 
This is a full time FLSA exempt position. It requires at least 40 hours per week with the ability to work more if necessary.   
 
INDUSTRY: Commercial Construction 
 
ESSENTIAL DUTIES & RESPONSIBILITIES:  
  • Preconstruction (10%)
    • Develops scopes of Work
    • Identifies Phasing Plan/Schedule
    • Acts as the Gatekeeper of Bidders Request for Information (BRFI’s)
    • Prepares & monitors Submittal Log
  • Construction (85%)
    • Coordinates construction activities, including workers, materials, and equipment. 
    • Ensures delivery of key project initiatives on time.
    • Conducts on-site troubleshooting and/or technical support of priority operational opportunities. Includes the ability to lead and participate in root cause problem-solving exercises in high-pressure environments to arrive at and implement the correct technical solution.
    • Ensures that all construction specifications, standards, and quality expectations are met or exceeded. 
    • Utilizes OSHA construction and general industry regulations, and ensures that projects are installed in a safe manner
    • Ensures cash flow is managed for assigned sites and projects. Assists in processing cost issues.
    • Leads, develops, and implements projects per site master plans in the owner's best interest.
    • Maintains daily log of construction activities and uploads to Procore.
    • Reviews and monitors schedules to ensure project deadlines/tasks are completed on time.
  • Post Construction (5%)
    • Assists in Closeout Documentation- As-built Drawings.
    • Follows Up on Warranty Items.
    • Meets established deadlines and/or goals.
    • Advises key stakeholders of unavoidable delays.
    • Takes initiative and does whatever it takes to achieve goals.
Performs other related duties as assigned.

MINIMUM REQUIREMENTS:
  • Minimum bachelor’s degree in construction management, Construction Engineering, Architecture, Civil Engineering, or a related construction degree or equivalent years of transferable field experience.
  • 5+ years of project management experience in the commercial and/or industrial environment.
  • In-depth understanding of forecasting, budgeting, planning, design, schedule, and scope management.
  • Strong and flexible management skills with the ability to adapt to changes and workloads.
  • Strong analytical and organizational skills, enabling them to delegate tasks, motivate others, and manage priorities in a deadline-oriented environment.
  • Enthusiasm and Willingness to work with multiple personality types.
  • Excellent communication skills, both written and verbal.
  • OSHA 30-Hr. Training
  • Minimum Training on utilizing Equipment (i.e., man lifts, hi-low, cranes)
  • Technology competent in using the following Software:  MS Outlook, MS Word, MS Excel, MS Project, MS PowerPoint
 
VALUED, BUT NOT REQUIRED
  • LEED-AP and/or WELL-AP preferred - 2+ years of proven track recording managing projects achieving a high level of environmental performance
  • STSC certification
  • Proficient with Construction Management software (i.e., Procore)

While performing this job, the employee may be regularly required to drive to and from the jobsites/assigned locations, sit, walk, stand, talk, hear, and smell. A major portion of the employees’ tasks require extensive walking around the jobsite, including active construction areas. The employee is required to traverse uneven terrain and work from ladders, scaffolds, and other structures, as well as work at variable heights. The employee is frequently required to use hands to handle tools, controls, and for fine motor coordination like computer work. The employee is occasionally required to reach with hands and arms. The employee is occasionally required to climb or balance, stoop, kneel, crouch, and/or crawl. The employee must also occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. 
 
For Field positions, while performing this job, the employee must frequently inspect the project site and may be exposed to ongoing construction activities, vibrations, noise, and various outside weather conditions (in all seasons). Work environment involves moderate risks which may require safety precautions. The noise level in the work environment may range from quiet to loud.  The proper use of Personnel Protective Equipment (including but not limited to safety boots, hardhat, and protective eyewear) is required on the jobsite.
