Title: Construction Project Manager

Scope: Multifamily, Renovations / Revitalizations 

Location: Fort Lauderdale 

 

General Purpose 
The Construction Manager oversees the delivery of the Core5 in the execution of multiple construction and renovation projects. This role serves as the primary point of contact for customers, ensuring expectations are met throughout the project’s lifecycle, while ensuring that all projects meet timelines, budgets, and safety standards. The Construction Manager will also play a critical role in the bidding process for assigned projects, nurture client relationships, and serve as a technical resource to ensure long-term project success, business growth and to ensure projects are delivered on time, within budget, and meet all safety and quality standards.

ESSENTIAL JOB DETAILS:    

  1. Deliver Core5 with a team, ensuring effective project execution while managing multiple renovation projects with extensive construction requirements.
  2. Develop and execute project-specific and client-driven expectations, schedules, budgets, and strategies with clear assumptions and methodologies.
  3. Develop project scopes, prepare specifications, and provide accurate estimates while being familiar with the challenges of renovating occupied multi-family properties.
  4. Build and maintain rapport with client representatives, ensuring full understanding of project scope and deliverables.
  5. Supervise staff, providing assistance with project management, supervision, and administrative support for the construction program.
  6. Manage the bidding process for assigned projects, ensuring profitable project acquisition by preparing competitive bids.
  7. Coordinate due diligence efforts on behalf of internal teams, project partners, and clients.
  8. Oversee project execution from a strategic perspective, ensuring adherence to timelines, budgets, and safety regulations.
  9. Begin nurturing relationships with clients to ensure long-term project success and foster business growth.
  10. Manage all project documentation and collaborate with field personnel to deliver assigned projects effectively.
  11. Successfully participate in the project initiation process, create and manage production schedules, document project budgets, and review subcontractor and supplier payables.
  12. Effectively manage the change order process, identify project slippage for review and escalation, and participate in the project closeout process.
  13. Prepare project needs assessments and budgets as necessary to provide construction support to asset managed properties.
  14. Oversee and direct construction for renovations, remodeling, and retrofitting projects for multi-family apartment complexes.
  15. Successfully manage complex and/or politically sensitive projects.
  16. Act as a technical resource for the department and third-party management firms.
  17. Lead in all areas of project development and design, demonstrating extensive technical knowledge, experience, and judgment to achieve project goals.
  18. Work directly with architects, engineers, and local municipalities to navigate the permit and inspection processes required by local and state governments.
  19. Provide technical assistance to department staff on project designs, scopes of work, and construction schedule compliance.
  20. Develop individual scopes of work for capital projects based on comprehensive needs assessment data, meetings with project site staff, and site inspections.
  21. Engage in problem-solving with project management

 

MINIMUM QUALIFICATIONS 

  • Minimum of 5 years’ experience in construction management or a related field, focusing on project delivery and client relations.
  • Strong understanding of bidding processes, project management, and construction safety standards.
  • Proven experience managing teams and overseeing multiple renovation projects, particularly in occupied multi-family properties.
  • Experience managing small to mid-sized construction projects ranging from $1M to $10M+.
  • Exceptional organizational, time management, and decision-making/problem-solving skills.
  • Excellent communication, leadership, and organizational skills. Proficiency in project management software and tools. 
  • Valid Driver’s License, OSHA 10
