Position Summary:
The Make Ready Paint & Construction Technician is responsible for preparing vacant apartment interiors for new residents by performing painting, resurfacing, minor construction, and general make-ready tasks. This role plays a key part in maintaining the property's appearance, quality, and readiness standards while ensuring a safe and efficient work environment.
Key Responsibilities:
- Perform interior painting of walls, ceilings, doors, trim, and cabinetry.
- Complete resurfacing projects including countertops, bathtubs, sinks, and other interior surfaces.
- Carry out make-ready duties such as drywall repair, caulking, hardware installation, light fixture replacement, and detailed touch-ups.
- Execute minor interior construction tasks, including drywall hanging and finishing, baseboard and door trim installation, framing adjustments, and small repairs.
- Ensure all apartment turns are completed on schedule and meet company standards.
- Maintain an organized, clean, and safe work environment, including proper handling and storage of materials and tools.
- Perform final walkthroughs of completed units to verify quality and address any outstanding items.
- Follow all safety procedures and immediately report hazards or maintenance concerns.
Qualifications:
- High school diploma or equivalent preferred.
- Minimum 1 year of experience in painting, make-ready, resurfacing, or light construction.
- Knowledge of painting materials, tools, and techniques.
- Ability to perform drywall repairs, minor carpentry, finish trim, and resurfacing work.
- Experience operating hand and power tools safely.
- Strong attention to detail, organization, and ability to meet deadlines.
- Physical ability to lift up to 50 lbs, climb ladders, and perform physical labor in apartment interiors.
Working Conditions:
- Work performed primarily indoors within apartment units and interior common areas.
- Exposure to paint fumes, resurfacing materials, dust, and construction debris.
- Must be available for occasional overtime, weekends, and on-call assignments as needed.
