The Preconstruction Team at Kairos Living, a national real estate investment fund, is seeking a highly motivated, detail-oriented individual with strong communication skills and a sense of urgency who will take full ownership of the preconstruction process across our SFR portfolio. This role requires frequent interaction with vendors and contractors in the field, and works cross-functionally with multiple departments at the firm. 

The Preconstruction Associate is the primary owner of the preconstruction process for every home entering our renovation pipeline. This role is responsible for vendor pre-assignment, coordinating preconstruction inspections, and compiling a complete scope of repairs based on photo review and live vendor feedback. This position operates with urgency — the expectation is to review and finalize proposals in real time with on-site vendors to prevent processing delays and protect project timelines. This role also serves as a critical line of defense for investor capital, applying sound repair-versus-replace judgment on every asset. 

The ideal candidate has a working knowledge of residential construction and renovation, acts independently with speed and precision, and communicates confidently with vendors and contractors in the field. They will work cross-functionally with the acquisitions, supply chain, and finance/accounting teams and must operate professionally with all personality types.

Responsibilities

  • Administer vendor pre-assignments prior to each preconstruction inspection 
  • Coordinate and conduct preconstruction inspections across the portfolio, acting with urgency to maintain SLA timelines
  • Compile a complete scope of repairs based on property photos and live vendor feedback collected during inspections
  • Review and finalize vendor proposals in real time while on-site to prevent processing delays
  • Apply repair-versus-replace judgment on every line item to ensure responsible stewardship of investor capital
  • Ensure scopes and bid approvals align with company cost standards, product specifications, and repair directives
  • Collaborate with Supply Chain and Construction teams on product, material, and standard cost definitions
  • Align preconstruction scopes with underwriting budgets and ensure the best use of capital for each asset
  • Track and report inspection and bid turnaround metrics to identify bottlenecks and improve SLA performance

Desired Experience / Skills 

  • Minimum 1-2 years of experience in residential construction, property management, or a related field. Single Family Rental experience is a plus but not required.
  • High attention to detail with the ability to manage multiple inspections and scopes simultaneously without sacrificing accuracy.
  • Proficiency in Microsoft Excel; experience with property management or construction software a plus
  • Experience with Yardi Voyager preferred but not required
  • Self-starter who takes ownership and acts with urgency — this role moves fast and does not wait to be told what to do
  • Confident communicator who can review and negotiate scope items directly with vendors in the field
  • Ability to assess repair-versus-replace decisions independently and defend those decisions with clear reasoning
  • Adaptable and solutions-oriented; able to apply practical judgment in the field and take full ownership of outcomes
