The Opportunity
The Preconstruction Manager plays a critical leadership role in shaping projects before ground is ever broken. You’ll own the full preconstruction lifecycle — from early feasibility and conceptual budgeting to estimating, bid management, design coordination, and handoff to operations.

While the primary focus is industrial asset projects, this role also supports office and other commercial asset types . You’ll serve as a strategic partner to development teams, executive leadership, and third-party clients — ensuring projects are competitively positioned, financially sound, and operationally executable.

What You’ll Do

Preconstruction & Estimating Leadership

  • Partner with Development during site selection to provide feasibility snapshots, preliminary pricing, and construction strategies

  • Lead responses to client RFPs including estimates, schedules, and preconstruction deliverables

  • Prepare and manage detailed project estimates aligned with scope, schedule, and financial targets

  • Perform comprehensive takeoffs and analyze variances against historical data

  • Conduct value engineering exercises to optimize design while controlling cost

Design Management & Stakeholder Collaboration

  • Review project documents for constructability, compliance, and budget alignment

  • Serve as primary liaison with clients and prospective tenants during the concept phase

  • Provide consistent updates to internal teams and clients on budget and design evolution

  • Manage design professionals through design-build phases, guiding cost control and risk evaluation

  • Facilitate seamless handoff to Operations for execution success

Bid Management & Subcontractor Coordination

  • Develop project-specific bid instructions using standardized documentation

  • Lead pre-bid and bid meetings to align stakeholders

  • Solicit and evaluate bids from pre-approved subcontractors and suppliers

  • Clarify scopes, qualify trade partners, and provide award recommendations

  • Conduct post-bid meetings to finalize scopes and agreements

Tools & Systems

  • Utilize preconstruction software such as ProEst, Building Connected, TradeTapp, and Bluebeam

  • Maintain strong proficiency in construction management systems and Microsoft Office tools

You’d Be a Great Fit If You Have:

  • 10+ years of experience in preconstruction, construction management, or general contracting (design-build preferred)

  • Bachelor’s degree in Construction Management, Architecture, Engineering, or related field

  • Strong background in budgeting, estimating, and cost analysis

  • Comprehensive knowledge of commercial construction processes and real estate development

  • Familiarity with permitting, building codes, and regulatory compliance

  • Proven leadership experience managing cross-functional teams and executive-level client relationships

  • Strong organizational, analytical, and communication skills

Bonus Points For:

  • Civil engineering experience with site software proficiency

  • Electrical engineering and design experience

  • Experience mentoring junior team members as the function scales
