Job Description Summary: Provide project management, leadership, and facilitate primary point of contact communications for all phases of construction project(s), including supervision of staff, governance of sub-tier agreements, application of PBC procedures/policies, ensuring improvements are of a quality nature in compliance with prime Contract obligations, and that work is progressing on schedule and on budget.

SUPERVISION & PROFESSIONAL DEVELOPMENT
· The project manager is actively overseeing the work of their team members on a project, ensuring tasks are completed on time, within budget, and according to the project plan, by providing guidance, feedback, and addressing any issues that may arise.
SCHEDULING & PROACTIVE PLANNING
· The PM is responsible for the Overall Owner’s CPM Project Schedule. Secondly, the PM shall develop an internal management schedule which aims to accelerate milestones ahead of Prime Contract commitment dates.
BUDGET & BILLINGS MANAGEMENT
· The PM is responsible for planning, allocating, tracking, and managing billing, payment applications, and project(s) budgets.
· Revenue Forecasting: PM is responsible for establishing predictable progress of construction activities (maintain schedule) and understand PBC’s entitled billings as they relate to percentage of line item / overall project completeness.
SUB TIER SCOPE CHANGE MITIGATION
· PM shall understand PBC’s obligations and independent track assignment of such to sub-tiers and advise purchasing of potential gaps. PM shall co-author all Sub-Tier Scopes of Work and Agreed Production Rates prior to Agreement being released for signatures. Participate in Scope negotiations with Sub-Tier. Take Ownership in executed scope. Hold Sub-Tier accountable to scope and contract terms.
CONFLICT RESOLUTION / PROBLEM SOLVING
· Conflict Resolution / Problem Solving – The PM is a problem solver focused upon resolving disputes or non- compliance issues that disrupts the production of the project. Disputes may arise from Subcontractors, Suppliers, Client, Architect, Inspectors, or staff. Initiates and authors Formal Notices, secures PBC Contract Rep signature, and serves notices.
MEETINGS & COMMUNICATIONS
· Presides at Project Pre-Construction Meetings with Owner, Architect, Jurisdictional Authorities, and Utility. Responsible for ensuring all supporting meeting documents are professionally prepared, accurate, and complete.
CULTURE & POLICY
· PBC Employee Handbook: Project Managers are vital leaders of the company. It is required that our PMs be familiar with Petersen Brothers Construction’s company/employee policy, operate in compliance with the policy, reinforce the policy with team members, and lead by example.
· PBC Safety Manual: Project Managers must act as safety advocates, adhere to safety standards, and are responsible for operating and managing the project in compliance with PBC’s Safety Manual.
· PBC Quality Assurance Manual: Project Managers shall administer projects consistent with PBC Quality Assurance goals, policies, and procedures.
