We are searching for a knowledgeable and detail-oriented Residential Renovation Estimator to join our team in Dallas! In this role, you will be instrumental in preparing single-family rental homes for new residents by developing accurate, comprehensive estimates for newly acquired properties, as well as make-ready renovations and repairs.
You will evaluate each property’s scope of work, create detailed cost breakdowns, and work closely with construction teams, vendors, and acquisitions to ensure projects are completed efficiently, on budget, and to the highest quality standards. This role is ideal for someone who thrives in a fast-paced environment, has a keen eye for detail, and enjoys combining hands-on property evaluation with strategic estimating to make a real impact on operational success.
Summary of Responsibilities:
- Conduct comprehensive inspections of properties to assess the scope of work needed to bring homes up to company standards, whether for Make Ready (pre-lease) or renovation or turnkey purposes.
- Develop detailed and accurate estimates for labor, materials, and timelines for each project.
- Create itemized cost breakdowns that include materials, equipment, subcontractor work, and any additional services required for the project.
- Identify cost-saving measures and ensure estimates are within established budget constraints while maintaining high-quality standards.
- Use company software to input (e.g. Salesforce, Buildertrend, Renowalk) and track estimates, generate reports, and monitor ongoing costs against the budget.
- Review and interpret project documentation, including but not limited to blueprints, floor plans, and scope documents, to understand the extent of required renovations, repairs, or Make Ready work.
- Engage with external vendors and contractors to obtain competitive bids and quotes, ensuring cost efficiency and reliability.
- Evaluate vendor proposals to ensure all aspects of the job, such as pricing, timeline, and quality standards, align with the project goals.
- Negotiate pricing and contracts with vendors to secure favorable terms and ensure compliance with company policies.
- Perform detailed property walk-throughs and assessments, identifying potential issues such as structural damage, code violations, or substandard repairs.
- Oversee the quality of work completed by vendors and contractors, ensuring all repairs, renovations, and upgrades meet company standards for quality, safety, and tenant readiness.
- Identify and document discrepancies between original estimates and actual project costs, adjusting future estimates accordingly to improve accuracy.
- Ensure all work is compliant with local building codes, safety regulations, and company policies.
- Conduct regular safety inspections and audits at job sites, reporting any hazards or issues that require immediate attention.
- Stay updated on changes in building codes and safety regulations that may impact estimating processes or construction methods.
- Work closely with the make ready, acquisition, and leasing teams to ensure projects meet overall business objectives and timelines.
- Participate in meetings with cross-functional teams to ensure estimates align with the property management strategy and market demands.
- Provide insight during the due diligence process for property acquisitions, helping identify renovation costs and necessary repairs.
- Utilize construction management software (e.g., Renowalk, Buildertrend, Salesforce, Procore, or similar) to track estimates, update project progress, and generate detailed reports.
- Ensure all estimating tools are used effectively and that project data is accurately recorded for future reference.
- Regularly update software with new cost data to reflect current market conditions for materials, labor, and equipment.
- Any other duties as assigned by management.
Required Qualifications, Skills & Experience:
- Minimum of 3 years of experience in construction estimating, with a focus on single-family residential properties, renovation, or make-ready processes.
- Proficiency in construction management and estimating software (e.g., Yardi, Procore, Buildertrend). Strong knowledge of building codes, renovation processes, and materials. Excellent Excel and financial reporting skills.
- Extensive knowledge of residential construction, renovations, repairs, and local housing market trends. Understanding of vendor and contractor management, including negotiation and contract evaluation.
- Strong interpersonal and communication skills. Ability to effectively negotiate pricing and terms with vendors and contractors.
- Ability to identify issues during property inspections and develop actionable, cost-effective solutions. Attention to detail in all aspects of the estimating and budget management process.
- Certifications in construction estimating (e.g., Certified Professional Estimator) or project management (e.g., PMP) are a plus.
- Experience working with large-scale property management companies or REITs, preferred.
- Knowledge of emerging trends in property management and construction estimating technologies, preferred.
