Position Summary

The Vice President of Renovations is a senior leadership role responsible for establishing, scaling, and overseeing KCG Companies’ acquisition-rehabilitation (Ac-Rehab) platform. 

This role will lead the development of a subcontractor-driven renovation delivery model, where KCG operates as the General Contractor.


KCG operates as a General Contractor and does not self-perform major construction scopes.

The Vice President of Renovations will build the processes, vendor network, and internal team necessary to execute renovation projects through subcontractors, ensuring delivery on time, on budget, and at KCG’s quality standards.

In addition, this role provides executive oversight of Owner Representatives managing third-party general contractors across the portfolio, including both renovation and ground-up new construction projects where KCG is not acting as the General Contractor.

Essential Duties and Responsibilities

Leadership & Team Development

  • Reports to the Executive Vice President of Design and Construction. 
  • Build and lead KCG’s Ac-Rehab renovation platform, including staffing, structure, and operational processes. 
  • Lead and mentor a team of Owner Representatives responsible for managing third-party general contractors. 
  • Directly oversee the Director of QA/QC–Safety, ensuring alignment of quality standards, due diligence efforts, and renovation budgeting practices across the portfolio. 
  • Define roles, responsibilities, and workflows across renovation and Owner Representative functions. 
  • Foster a culture of accountability, execution excellence, and continuous improvement. 
  • Collaborate with Development, Asset Management, Construction, and Operations teams to align project execution with business goals. 
  • Travel as required. 

Ac-Rehab Platform Development (Core Focus)

  • Develop and implement a General Contractor model leveraging subcontractors rather than self-performing labor. 
  • Establish standardized processes for: 
  1. Bidding and procurement 
  2. Subcontractor selection and contracting 
  3. Scope development and pricing 
  4. Scheduling and project controls 
  • Build and maintain a network of qualified subcontractors and vendors across key markets. 
  • Evaluate and implement field-based leadership (e.g., superintendents or third-party site supervision) to oversee subcontractor execution onsite. 
  • Define limited scopes of work that may be performed internally (e.g., minor fixture replacements) where strategically appropriate. 
  • Create scalable systems that support growth in renovation volume across the portfolio. 

Project Oversight – KCG General Contractor Projects

  • Provide executive oversight of renovation projects where KCG is acting as the General Contractor. 
  • Ensure subcontractors deliver work in accordance with scope, schedule, budget, and quality expectations. 
  • Oversee project planning, sequencing, and execution strategies. 
  • Monitor performance through KPIs including schedule adherence, cost control, and quality metrics. 
  • Lead resolution of high-level issues including delays, scope gaps, and subcontractor performance challenges. 
  • Ensure proper field oversight is in place through internal staff or third-party site supervision resources. 

Project Oversight – Third-Party General Contractors (Ac-Rehab Renovation Projects)

  • Provide direct oversight of Owner Representatives managing third-party general contractors engaged on acquisition-rehabilitation (Ac-Rehab) renovation projects where KCG has engaged a general contractor to execute the work. 
  • Review and approve project scopes, budgets, schedules, and contractor selection specific to Ac-Rehab renovation projects. 
  • Ensure third-party general contractors deliver renovation work in accordance with contract documents, scope requirements, schedule expectations, budget constraints, and KCG quality standards. 
  • Support Owner Representatives in the day-to-day execution of renovation projects, including issue resolution related to: 
  1. Scope gaps and field coordination 
  2. Change orders and cost impacts 
  3. Schedule delays and sequencing challenges 
  4. Quality and workmanship concerns 
  • Maintain visibility into project-level risks specific to Ac-Rehab renovations and ensure timely mitigation. 
  • Collaborate with internal stakeholders to align renovation execution with asset strategy, resident impact considerations, and operational requirements. 

Enterprise Oversight – Third-Party General Contractor Projects (Non-KCG GC)

  • Provide executive oversight of all Owner Representatives responsible for managing third-party general contractors across the KCG portfolio, including both acquisition-rehabilitation and ground-up new construction projects where KCG is not acting as the General Contractor. 
  • Establish and enforce standardized processes, reporting structures, and performance expectations for Owner Representatives across all third-party GC projects. 
  • Ensure consistency in contractor oversight practices, including: 
  1. Budget management and cost control 
  2. Schedule performance and reporting 
  3. Quality assurance and compliance 
  4. Risk identification and mitigation 
  • Lead the development and implementation of enterprise-wide best practices for managing third-party general contractors across multiple markets and project types. 
  • Serve as the primary escalation point for complex or high-risk issues involving third-party general contractors, including performance concerns, disputes, and contractual challenges. 
  • Partner with executive leadership to evaluate third-party general contractor performance and inform contractor selection, procurement strategies, and long-term partnerships. 

Budgeting & Financial Management

  • Partner with Development, Finance, and Asset Management during underwriting and due diligence. 
  • Partner with the Director of QA/QC–Safety to support due diligence, scope validation, and cost accuracy for Ac-Rehab projects. 
  • Develop and validate renovation budgets and scopes for Ac-Rehab projects. 
  • Oversee financial performance across renovation projects, including: 
  1. Budget tracking and variance analysis 
  2. Contingency management 
  3. Change order review and approval 
  • Establish cost benchmarks and historical data to improve estimating accuracy. 

Vendor & Subcontractor Management

  • Build and manage relationships with subcontractors, suppliers, and service providers. 
  • Lead negotiation of scopes of work, pricing, and contracts. 
  • Continuously evaluate subcontractor performance and maintain a preferred vendor network. 
  • Ensure consistency and competitiveness in procurement practices across projects. 

Compliance, Quality & Risk Management

  • Ensure all renovation projects comply with local, state, and federal regulations, including building codes, environmental requirements, accessibility standards, and affordable housing program guidelines. 
  • Oversee quality assurance and safety programs across all renovation activities. 
  • Conduct site visits to assess progress, identify risks, and support resolution of field issues. 
  • Oversee closeout processes including punch lists, turnover documentation, warranty management, and post-rehab evaluations. 

Strategic Planning & Process Improvement

  • Develop long-term strategies to scale KCG’s renovation platform efficiently. 
  • Align renovation execution with acquisition pipeline and portfolio needs. 
  • Implement standardized reporting tools, dashboards, and project management systems. 
  • Identify and implement best practices in construction technology, materials, sustainability, and operational efficiency. 
  • Continuously improve processes to reduce cost, improve speed, and enhance quality. 

Knowledge and Qualifications

Education & Experience

  • Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate Development, or a related field (Master’s preferred). 
  • Minimum 10–15 years of experience in construction, renovation, or capital projects, with at least 5 years in a senior leadership role. 
  • Demonstrated success managing: 
  1. Subcontractor-driven General Contractor operations 
  2. Third-party general contractors 
  • Experience in multifamily, affordable housing, LIHTC, or HUD-regulated environments strongly preferred. 
  • Experience building or scaling a renovation platform or General Contractor operation is highly preferred. 

Key Position Clarification

  • KCG operates as a General Contractor utilizing subcontractors and does not self-perform major construction scopes. 
  • This role is responsible for building and scaling KCG’s Ac-Rehab renovation platform. 
  • The position also provides enterprise oversight of Owner Representatives managing third-party General Contractors, including both renovation and ground-up new construction projects where KCG is not the GC.
